Below you will see the requirements to expedite your loan. Whether your loan is for an apartment complex, a gold mine, or a nuclear power plant we can assist you in your funding needs. Please read the list of needed documents below and prepare by athering them now. I want to emphasize the categories discussed, Initial Documentation, Follow on Documentation and Fees!
Initial Required Documents for Submission:
Executive Summary: 1-5 Pages, No Pictures, As part of this summary include
the following:
Who you are: Company name, where you are located
How much funding you are seeking: And how you need the loan structured,
timelines, of disbursement etc..
Brief description on the project: What type project is it, where you are in the
process. Where the project is located (address if possible) Contracts for
purchase, rent, etc.
Recent Appraisal: <120 days
Market Study: Briefly describe the feasibility of the project
Bio of principals: (Be brief and only outline information pertinent to the project)
Use of funds: Amount you are invested in the project, Construction costs, Permit
costs etc..
5 year PROFORMA: Expected returns each year over next 5 years
2 Years Corporate or Personal Finance Statements
Follow on Documents Required:
Business Plan complete
Copies of all supporting documents - As mentioned in the Executive Summary and BP
Permits - If required
Contracts - Pre-sales, rental, purchase orders - anything that will strengthen your loan
requirements
Maps - Outlining the locations of the project(s)
Fees: Conventional Loans
Southern Capital, LLC has a standard fee that will be discussed in detail with you at the appropriate time. My standard fee is $1,500.00 for collection, analysis, packaging, and submitting your loan documents. This is dependant upon your project and the circumstances surrounding the project. I will discuss this in further detail during our initial phone conversation.
Lender Fees:
Folks, let's face it, today your asking for a serious loan for a sizable amount of money. If you want to be taken serious you have to show up prepared to close the loan. In some cases all you will need is 3% proof of funds (based on loan requested), in others there is a flat fee of between $3,000.00 to $25,000.00 depending on the lender and the project type.
Southern Capital, LLC wants you to be prepared for these fees so there is no confusion. We stand behind our lender's. We do not deal with lenders who take fees and do not produce results.
The Bottom Line on Fees:
No lender or broker wants to be treated like a member of Lending Tree! There is too much paperwork and research that is required to get a loan in the amount you are seeking. We only process the projects that have high percentage chances of closure. If you feel you are a candidate for a loan with use please contact us soon.
Our lenders and their liaisons will not take your engagement fees or retainers unless they have reviewed your project and are very sure that the project can close. This is based on the information you supply. If you fail to disclose vital information about your project and your loan fails to close because of it, that is your fault and not the lenders. It is always better to inform us of any and all the possible issues that surround your project so that we can address them in advance of engagement.
